Roof Inspections, Leak Investigation & Drone Imagery in Perth
Our roof and building inspections provide a clear, evidence based assessment of condition, defects and potential areas of concern. We inspect the roof, roof space and accessible building areas, using photographic documentation, thermal and moisture diagnostics, and drone imagery where it adds evidence.
Who is this for?
An expert assessment is invaluable for anyone with a vested interest in property integrity and risk mitigation, including:
- Strata and Property Managers: Roof and building inspections to support maintenance planning, defect management and property records.
- Commercial Asset Managers: Detailed condition assessments to identify defects, deterioration and emerging building risks.
- Insurance Builders: Independent inspection findings to support accurate scoping, documentation and insurance works.
- Insurers & Adjusters: Evidence based inspections with clear findings, photographic documentation and technical reporting.
- Property owners: Independent assessment of roof and building condition, defects and areas requiring attention.

Our Inspection Process:
Our methodology goes beyond a cursory look. We conduct a systematic, detailed inspection of the entire roofing system and accessible structural roof components. This typically includes:
- Covering Analysis: Examining roof tiles, metal sheeting, and fixings for damage, displacement, corrosion, or material degradation.
- Flashing Integrity: Close inspection of all flashings (valley, ridge, wall, apron, penetration points) for correct installation, deterioration, or sealant failure; these are frequent points of water entry.
- Rainwater Goods: Assessing gutters and downpipes for blockages, condition, fall, service capabilities and correct connection to drainage.
- Ridge & Hip Systems: Checking bedding and pointing (for tiled roofs) or capping integrity (for metal roofs) for cracks, dislodgement, or weatherproofing breakdown.
- Penetration Points: Inspecting skylights, vents, flues, whirlybirds, and other service penetrations for adequate sealing and flashing.
- Roof Space: Where safe and accessible, the roof cavity is inspected for evidence of past or present water ingress and visible defects.
- Targeted Leak Detection: Employing non-invasive moisture meters and controlled water testing techniques where suspect areas are identified, to pinpoint the likely source of reported or suspected leaks.
Integrating Advanced Drone Technology:
Drone roof imagery is used wherever it adds evidence: full roof aerials, annotated defect mapping and access to roof areas that cannot be walked safely.
The Value of an Expert Assessment
Investing in a professional roof assessment from an experienced assessor offers significant advantages:
- Proactive Problem Identification: Uncover hidden defects, wear and tear, or maintenance issues before they cause substantial water or storm-related damage. Early detection saves money and avoids potential insurance claim denials should you need to lodge one after a weather event.
- Informed Decision Making: Receive a clear report detailing the condition, identifying necessary repairs versus recommended maintenance, allowing for effective planning and budgeting.
- Risk Mitigation: Identify vulnerabilities that could lead to future insurance claim complexities or repudiation due to gradual damage or lack of maintenance.
- Enhanced Safety & Access: Drone technology provides detailed visuals of areas unsafe or impossible to access via traditional methods, ensuring a more complete picture without putting personnel at risk or requiring the need for expensive (EWP) Elevated Work Platform.
- Solid Documentation: Obtain a complete record of the roof’s condition at a specific point in time, invaluable for maintenance history, warranty purposes.
Don’t wait for that small leak or minor stain to become a major problem, potentially costing you thousands. Get a clear, professional assessment of your roof’s health.
