Roof Covering Condition:

• Tiled Roofs: We check the condition of tiles (cracks, fretting, dislodgement), the integrity of ridge capping (bedding and pointing), and the state of valleys.
• Metal Roofs: We inspect the condition of sheeting (corrosion, dents, pitting, correct lapping), ridge capping, and fasteners.

Roof Drainage & Flashings: Gutters, downpipes, valleys, and critical flashings (around chimneys, vents, skylights, walls, etc.) are key to managing water flow.
